Planning Commission approves tentative map, MUP for Las Casitas condos

The County of San Diego’s Planning Commission approved a tentative map and major use permit for the proposed Las Casitas condominium project in Bonsall.

The tentative map approved September 30 by the Planning Commission allows for the construction of 12 residential units. A major use permit is required because of the project’s location within the San Luis Rey Downs Private Development Project.

The two-story townhouses are designed around two basic configurations; one has a footprint of 1,048 square feet and the other has a footprint of 1,082 square feet. A 24-foot private driveway will run parallel to the 12 units. The project will also include 16 guest parking spaces; two of those will be handicapped spaces located across the driveway from the units. A 5 1/2-foot sidewalk is planned along the frontage of the project and along the front walk of the units; the sidewalk will continue to a community picnic area in the southern portion of the lot. Each condominium unit would be accessed from the private driveway, as Via Casitas runs parallel to the units’ backyards. A wrought iron fence would surround the project site on the southern side to create a separation from Via Casitas.

The total area of the lot is 1.74 acres, creating a density of 6.9 dwelling units per acre. Both the existing general plan designation and the existing zoning designation allow 7.3 dwelling units per acre.

Both the Bonsall Sponsor Group and the Bonsall Design Review Board had voted to recommend approval of the project.
