Coldwell Banker Village Properties - "The best just got better"

Thirty real estate professionals that previously powered Fallbrook’s highly successful Coldwell Banker Landmark Group have now evolved the business, which has roots here back to 1917 (Wayman Co.), into a new generation now known as Coldwell Banker Village Properties. The new corporation is owned by Chris and Lisa Hasvold.

“We were the top brokerage in town and we just got better with our two new locations and representation,” Chris Hasvold said. “After 20 years of a previous partnership, it was just time to make a change and we are looking forward to new opportunities. We are blessed to be able to live and work in this community and have the best staff and agents in town.”

The timing for the change is excellent. With a staff that represents a combined 500 years experience in the real estate industry, and the latest in strategic marketing technology and state-of-the-art capabilities, the Coldwell Banker Village Properties team will continue to be a powerful force in Fallbrook’s distinctly improving market.

“The average home price in Fallbrook has increased 19 percent over last year,” explained Hasvold. “The number of homes sold is up 23 percent over last year to the highest level since 2005 on a monthly basis.”

Interestingly enough, in terms of inventory, Hasvold said, “The overall supply of homes at the current sales rate is still 2-1/2 months which is far below the norm, compared to a balanced market at six months.”

That means it remains a strong “seller’s market,” but what’s really notable is that the fastest changing segment is homes priced between $500,000 and $750,000.

“Other

segments are very consistent, but last quarter the supply in the $500,000 to $750,000 range has dropped in half from six months to under three months,” said Hasvold. In the early stages of the market recovery, the biggest inventory drops were seen in homes priced $300,000 and under.

Today’s average home sales price is $475,000, which Hasvold said is “improving, but still down from $686,000 in 2006.”

Coldwell Banker Village Properties will offer the same full-service consumers enjoyed in the past with Landmark Group.

“We offer all types of transaction coordination, an in-house print shop, mortgage affiliation with Martin and Barbara at First Choice Loan Services, affiliation with Village Escrow, and with Stacey at Lawyer’s Title,” said Hasvold. The company’s property management operation is now known as Village Property Management. “Jena will still be providing our ongoing management and tenant placement services.” Along with the bevy of services, the staff wanted a fresh name as well.

“We feel that our new name is more representative of our Friendly Village,” said Hasvold.

The company has chosen to locate its main office in Bonsall’s River Village, 5256 S. Mission Rd., Suite 310.

“The reason we chose River Village is to help provide better access to our out-of-area customers; most of our buyers come from out of the area,” said Hasvold.

The Fallbrook branch office is at 1615 South Mission Road, Suite C (next to Garden Center Café). “With the combination of our River Village office and Fallbrook branch, we are able to provide two convenient locations for customers.”

At each of these locations, the real estate professionals affiliated with Coldwell Banker Village Properties are talented and adept at what they do, and Hasvold knows that. Keeping a dynamic team of agents for years on end does not happen by chance. It takes commitment by the managing broker/owner.
