Real estate professionals Kim Carlson and Ken Follis specialize in the Fallbrook lifestyle

Realtors Kim Carlson and Ken Follis are very knowledgeable about all regions of North County San Diego, yet know Fallbrook on a very personal level.

“We are invested in this community; it is where we live, work, and play” said Follis. The successful duo holds a long friendship that complements the solid foundation of knowledge and experience which both partners have in the industry. Carlson has been in the professional since 1987, and Follis since 1980. Embracing the same goal, providing exceptional customer service, is a shared standard for the team. Their strong business relationship is reflected in the full service approach Carlson and Follis abide by, taking care of anything that the client needs.

Betty Yellich, their full time business manager and head of concierge services, helps to ensure that customer service levels exceed what the client expects. A major portion of Follis and Carlson’s new clientele is through referrals, confirming that both have a great standing with their past customers.

The team throws a client appreciation party each year, and have maintained many friendships over their careers, constantly developing new ones along the way.

“It is nice to be able to communicate on a more personal level,” said Carlson. “Your reputation is everything.”

Carlson and Follis are very invested in marketing, and send out approximately 5,000 postcards every three weeks to the areas of Fallbrook, Bonsall, Carlsbad and Oceanside, with the help of their marketing manager.

Realizing that 92 percent of buyers reportedly go online to begin a home search, the team personally invests in special advertising, making sure homes and land have premium placement on the top sites of Trulia.com and Zillow.com. By ensuring that their client’s home is featured first before other Realtor’s properties, it increases exposure, thus raising the likelihood of securing a higher sales price.

Follis remarked, “Spring is the time of year that many buyers look for their next move. It is a good time to have a home listed.” He also noted that Fallbrook is keyed as one of the best value locations in San Diego County, per HomeDex, a monthly report used as a tool in the real estate industry.

“Fallbrook has a fantastic sense of community, and especially lately, has experienced an influx of buyers,” said Follis. “By living here and getting to know this town so well, we are able to explain to agents and buyers the specifics of our community.”

When putting a house on the market, Carlson and Follis send out a letter to the closest 250 residents, introducing themselves and spreading the word about the house which is for sale. This approach adds coverage to the home, they said, increasing the amount of potential buyers. The exposure expands the possibilities of selling at a higher price and therefore raising home value in that neighborhood.

While both Follis and Carlson are known for selling high-end homes, their solid experience spans one end of the housing spectrum to the other.

“We give every client the same outstanding customer service, whether they have a mobile home or a multi-million dollar estate,” said Carlson.

Both Realtors have also just established a relationship with a firm that rehabilitates homes. “We help the company purchase distressed homes, and after they are finished with the rehab work, assist them in the sale of the home as a newly remodeled house,” said Follis. “This benefits the community by boosting the neighborhood value. We also have an exclusive marketing plan which analyzes specific features of the home to make sure they are highlighted when it is listed. This step is customized and unique for each sale.”

Explaining why local real estate is unique, Follis said, “A house is not just a home here, but an atmosphere and environment. Fallbrook is a lifestyle.”

Follis and Carlson were the number one team last year in all of San Diego County for Real Living Lifestyles, a highly-regarded, nationwide company.

The duo works out of two of the eight offices that Real Living Lifestyles has in San Diego County in order to help serve both coastal and inland clients. In Fallbrook, their office is located at 746 S. Main Avenue in Fallbrook and on the coast at 300 Carlsbad Village Drive, Suite 223, Carlsbad.
